The right spot can set you up for long-term success, help families find you easily, and give you that full feeling when parents start calling before you’ve even finished building.

Look at the Number of Kids Nearby
One of the first things to figure out is how many families with young children live near the site you’re considering. At Creative World School, we usually look for places with at least 5,000 children within about four miles. That gives you a nice base of potential students. You won’t need all of them, of course. Even a small slice of that number can fill your school.
You’ll also want to think about the kind of families in the area. Are both parents working? Are the existing daycares or preschools full? Are there waitlists? These are all signs that families are looking for help and would probably be happy to have more early education options close to home.
Figure Out What Size School Fits the Community
Once you’ve got a good feel for the area, the next thing to think about is how big your school should be. You don’t want to go too small and run out of space, but you also don’t want to build something huge if the demand isn’t there.
We offer two main building sizes. One is 10,000 square feet and holds around 190 kids. The other is 13,000 square feet and holds up to 250. The smaller one usually needs about an acre and a half of land. The larger one needs a bit more, closer to two and a half acres.
What works best will depend on the neighborhood. If it’s a fast-growing area with lots of new homes and young families, the bigger building might make sense. If it’s a steady, established neighborhood, the standard size is probably a better fit. We’ll help you sort through the options and figure out what makes the most sense.
Make Sure Families Can Actually Get to You
You can build the most beautiful preschool in the world, but if families can’t see it or get to it easily, that’s going to make things harder. That’s why we put so much focus on access and visibility. Parents are looking for schools that fit into their everyday life. They want to drop their kids off on the way to work, pick them up without hassle, and feel like the school is part of their routine. Locations near main roads, residential neighborhoods, or busy commuter routes work well because they’re easy to find and convenient.
We look at things like traffic flow, entrance and exit access, nearby landmarks, and how the building sits on the land. Parking also matters. You don’t need a giant lot, but families need to feel like drop-off and pickup won’t be a daily headache.
When families drive by your school regularly, it starts to feel familiar before they even walk through the doors. That early connection builds comfort and curiosity, which makes your first tours and enrollment efforts go a lot smoother.
Understand What Kind of Territory You’ll Have
If you’re going the franchise route, it’s a good idea to ask what kind of territory protection comes with your school. At Creative World, every franchise gets a five-mile protected radius. That means no other Creative World can open within that area, so you’re not going to find yourself sharing the same neighborhood with another owner.
Having your own space gives you room to grow and helps families clearly understand which school is theirs. It also makes it easier to focus your outreach and become known in the community without overlapping with someone else doing the same thing.
